MY NEW YEARS RESOLUTIONS PERTAINING TO CHOICE FINANCE

MY NEW YEARS RESOLUTIONS PERTAINING TO CHOICE FINANCE

-Add one more lead source to the Choice Finance stable. We currently have 15 referring agents, 2 referring home improvement companies, and 3 referring Title Companies . I am targeting the local CPA firms as tax season approaches
-Become a Correspondent or align ourselves with a Federally Chartered Bank. This will be done in the next 60-90 days. Managing the day to day affairs of this company internally is a must…there are an unbelievable amount of excellent opportunities for a Mortgage Company of our size today.
-2 new producing Loan Officers to join the Choice Family in 2010. We have hit the high point in industry change. It is now time to let the dust settle, firmly grasp Reg X and have all the Loan Officers out there understand that the worst is behind us…lets work hard and make money. Being a Loan Officer is a great way to make a living

We had our monthly sales meeting yesterday. Here are some of the bullet points:

Proud of the effort-we have a very hard/stressful job. The positive attitude/professionalism is noted and appreciated. While I always think there is room to work harder, I appreciate the positive attitude/professional approach. Great vloume of submissions as well.

Sales-make the right read. Not every borrower needs to be sold on the first phone call. Build relationships and take a step forward on every phone call.

“Shopper” is not a dirty word. This is our chance to rise above

Forward progress…loans that are in active status but not lcokedborrwer not committed…borrowers thinking about it…how do you step on the accelerator? How do you get borrower to move forward…dont lose sight of the fact that we are salesman. We are selling our expertise/credibility. We are great at what we do and the consumer is fortuatne to be working with us.

Back to the basics-referrals…seldom hear the guys asking if “anyone in their office would like to speak to a loan officer”- reaching out to old clients-contacting people who didn’t go with you but you took apps on. IT is important that management empathizes with the fact that that much more time now is spent on satisfying stips/searching product/learning new laws guidelines

We also unveiled an office wide spiff. Winning LO will recieve $750 cash. There will also be weekly winners. Winner is first to 60 points..poitns are basiclly broken down into originations and quality fo the submitted file you have originated.

A Testimonial from a Choice Loan Officer Who USED to Work on the Wholesale Side of the Business

After 4 years of being a successful wholesale account executive I found myself at a career crossroads in February 2009 when my employer Equifirst mortgage Corp. abruptly shut its doors. I had a decision to make, do I push forward in wholesale and fear for my job every day or do I return to my retail roots where I can control my own fate. Clearly I chose the latter. I do not regret that decision at all.

I did need to choose which company I was going to originate for. Over the previous years I had developed strong relationships with dozens of mortgage brokers in the DC metro area. I chose to work for Choice Finance for a variety of reasons:

The management and culture are both first class without being stuffy. This is not a jeans/t-shirt shop. This is a professional environment that I can proudly bring my clients. That was very important to me.

The marketing vision was very different than most everyone else out there. Brokers fall into two categories 1. 100% self generated business (eat what you kill) 2. Companies that buy leads and send out FHA postcards (sweatshops that do not pay very well) . Neither one is very attractive to me. Having been in wholesale, I did not have a book of clients. I also did not want to make only 15% of gross fees on a loan that I put a lot of time and work into. Choice Finance had the vision several years ago to develop a strong internet presence that would bring clients to our doorstep. These are not cold calls, these are educated consumers, ready to purchase or refi that have done homework on our company and want to do business with us. You cannot get a more qualified lead. Choice was not asking for 75% of my commission for these leads, they were simply asking that I help the team get stronger as whole and develop my own website. This site quickly was indexed by Google and within 60 days of it’s inception I had closed a self generated loan through my website. I had found a way to make the team stronger, earn more leads and generate my own business while giving my clients a tool that they can actually use.

The management likes to compliment each individual’s strength. Some loan officers are better at purchases, some are better with internet leads, some with VA, etc….My specialty is FHA. Recognizing this, they develop individual websites for each loan officer to highlight their strengths. Try Googling “VA loan officer”; the fourth link is for Brent Mendelson in our office. He is our resident VA specialist, it is not uncommon for his phone to ring and he hears “I found your website; I would like you to help me with your loan.” Or you can Google “Spanish speaking loan office in Maryland”, Alex Echeandia’s site will be the #1 site in Google .

Don’t get me wrong, this is not easy. You do not slap together a website and expect your phone to ring. It takes work. I maintain my site and post quality content every day. It takes 20 minutes a day and has made me thousands of dollars. Now that I am established online, it will only continue to grow and allow me to thrive in any rate environment.

We do realize that you cannot grow just by the internet alone. At our core we are local mortgage lender that values our client relationships. Those relationships often start with realtors. Choice Real Estate is one of the fastest growing real estate firms in the DC metro area. www.choicerealestate.net is in my humble opinion the best MLS listing site for Maryland, Virginia and DC. This site generates business both for our professional realtors and our full time loan officers.

I decided that I wanted to work for a company that is focused on growing and finding new ways and avenues to develop business. In this economic environment; if you are not constantly looking for new ways to thrive, you WILL fail. Choice Finance is committed to customer service, providing a positive work environment and growing in a tough economy. If you want to cold call lists, or wait for your phone to ring when you mail out postcards, this is not the right place for you. If you want to work hard and GROW your business, it is. I would be happy to show you what has been successful for me.

Our Processing/Underwriting Staff

There is no question that each individual loan file takes more time to close now than ever before. You are not “CTC” until you have a funded loan. This is not necessarily a bad thing. Why? Because cream rises to the top. Borrowers are well aware of the credit crunch, more stringent guidelines and an overall fear by underwriters to approve loans without every nook and cranny of a file accounted for. With Jen, Rhonda, and Jess behind you at Choice Finance, located in Rockville, MD, we believe we have a leg up on EVERYONE ELSE. We have established relationships with our lender’s, AND SUPPLIED SUCH VOLUME to our lenders, that we simply make things happen…ON TIME. Jen , our director of operations and licensed underwriter, ensures all files are submitted to UW within 48 hours (if we are underwriting in house, they are underwritten in 48 hrs) and she personally pre-underwrites EVERY FILE. That means every loan is scrubbed for potential “deal breaker” scenarios, and you are preliminarily stipped out on a file. A huge advantage in this market.
Choice Finance, located at 1300 Piccard Dr in Rockville, MD wants to hire someone who recognizes what an advantage this is…do you??? Please call me, David Wexler, to discuss your opportunities here at Choice Finance.

Choice Finance is a broker/lender approved with FHA and VA…a full service mortgage company. Energy

Energy
I believe there is nothing more important to production than a work environment filled with energy. Although LO’s have the ability to work from anywhere due to the technology we have supplied here at Choice Finance Corp, our 14 producing originators use Choice Finance as their home base.

Most sales occurs over the phone. From there, our Originators have their own ways of bringing a loan to closing. Some prefer going to the customers home, others prefer to have meetings here at our office in Rockville, MD, while still others email or overnight their package to their clients.
I can tell you that there is nothing more enjoyable than when all 14 guys are on the phone with CNBC on in the background…announcing an A grade for a Treasury Auction. Rates drop and the energy level here on Piccard Drive in Montgomery County rises!!

We do not have set hours and truthfully, we do not monitor vacation time. It is abundantly clear that in our industry, if you don’t put in the hours, you will not thrive. Working hard, presenting the client with options that satisfy their needs, staying up to date with the changing laws, and enjoying your day at the office, is how we thrive here at Choice.

If you are interested bringing your energy here to Choice Finance, please call me, Dave Wexler at 301-881-8900 x202. Check us out @ http://www.choicefinance.net/ and our sister company http://www.choicerealestate.net/.
